For a number of important reasons, very large and locally dominant brokers are focusing on marketing properties even before they are available through traditional MLS channels. This concept can help agents win more listings, increase commissions, and help sellers to reduce the time and inconvenience of selling.
Recently, Boost by HomeSpotter has been incorporated in this strategy at two of the country’s largest real estate companies.
Berkshire Hathaway HomeServices Fox & Roach, REALTORS® utilizes Buyside’s system to collect “Coming Soon” listings, publish them to Zillow, and to match them to known buyers who have registered with the company. At the same time, these listings are also fed into our Boost by HomeSpotter system where highly targeted social media ads are created and run on Facebook and Instagram. These ads are uncovering even more interested buyers with no additional work at the broker. This concept and multi-faceted partnership has been widely covered in the industry press at Inman and RISMedia.
Douglas Elliman Real Estate on Long Island has implemented a similar strategy focused on their “Private Listings”. In this case, along with all of the other new listings that are being automatically advertised on social media with Boost by HomeSpotter, “Private Listings” are getting special advertising treatment. The goal of these custom campaigns is to have interested buyers contact the listing agent or office directly.
For both BHHS Fox & Roach and Douglas Elliman, these large companies are creatively using new technology to leverage their significant market share. This is resulting in better service to their clients and helping agents to win more listings and earn more commissions.
